Living in a brand-new apartment
Two important inspections and what you need to know about them.
We need to perform the usual routine inspection towards the end of the first 3 months of your tenancy. This timeframe typically aligns with the 90-day maintenance period and inspection for brand new properties like the one you are living in.
We want to minimise the number of times we'll need to be in your space, so you can relax and enjoy it in peace. That's why we combine the 90-day maintenance inspection with your first routine inspection.
Want to know more about the 90-day maintenance period?
Before an owner settles on their property, they can do a pre-settlement inspection. This is where they identify any maintenance issues that need fixing before settlement. But, sometimes issues don’t come to light until the property is being lived in. That’s why every contract includes a maintenance period. During this time extra items can be raised and fixed.
Have you noticed any maintenance issues?
You are probably already aware of any issues from living in the property day to day. We want to get these issues rectified as soon as possible for you, so we need you to tell us about them.
Please submit maintenance issues within the next 2 weeks to get them on the list.
About your inspection
1. Inspection timing
We have already let you know your inspection day and time. The inspection typically lasts about 30 minutes. Don’t worry if the day and time doesn’t suit you. You don’t have to be there. We can access the property with our key.
2. Inspection attendees
The owner may or may not attend the inspection. They may be performing their 90-day maintenance inspection at the same time as we are performing the routine inspection. Or someone from our maintenance team may be performing the 90-day maintenance inspection on behalf of the owner and they will be conducting routine inspection at the same time.
3. Inspection preparation
If you have rented before you will be familiar with what you need to do. If not or you just need a reminder, download our routine inspection guide. You'll find everything you need to know on how to prepare for the inspection.
